VALUATION
This is a letter style of report following a brief inspection of the property. It advises an opinion of value only for any of many purposes. It does not report on the condition of any of the buildings, although if appropriate it might take the condition into account.

REMEMBER
A Mortgage Lender's concern is the value of the security and the ability for the loan to be repaid from it, NOT the condition of the Building, hence a Valuation inspection does not involve the depth of examination compared to those listed below.

HOMEBUYER SURVEY & VALUATION
This is an extended pro-forma style of report comprising a concise report following an internal and external inspection together with Valuations for market value and insurance purposes. It will advise on the general condition of the property. It will feature matters which may be urgent or significant in the contexts of need for necessary repair, future maintenance and items related to health and safety in occupation. No damage may be occasioned to the property, and hence furniture is not moved, carpets are not lifted etc.

The Report provides the Surveyor's opinion of those matters which are urgent or significant and need action or further investigation prior to making a commitment to purchase. It is designed to be a generalised and concise report to aid decision-making. It is NOT a detailed report of the condition of the property. It is intended for modern property of modest size. A detailed description of this service will be given on instruction by way of confirmation.

BUILDING SURVEY
This is a more detailed report, free typed and of open-ended length to properly advise as to the condition of the building and the implications of criticisms and findings as appropriate. It reports on all of the fundamental elements of the building and structure and where there may be failings or significant deficiencies in the principles of construction or quality of fabric. It will advise when further investigation is necessary and why, and when appropriate, a suitable means of repair or renewal.

The report is drafted under the following headings following the preliminaries - Roof & Roof Void, Gutters & Downpipes, Walls & Partitions, Windows & Doors, Stability, Floors, Dampness, Joinery, Services (without making tests) and Outbuildings (in less detail). Specific requirements can be incorporated if advised prior to inspection. There is a summary. Valuations are usually but not automatically provided. As with the Homebuyer Report above the property is not in any way damaged or disturbed.

SCHEDULE OF CONDITION
This is a very lengthy and detailed style of Report based on each part of each room i.e. Ceiling, Walls, Floors, Joinery, Fittings, and each part of each elevation i.e. Roof, Rainwater Goods Walls, Windows, Doors, etc. There are also general elements reported i.e. Roof Void, Dampness, Services, Stability and a brief report on any outbuildings. No valuation is provided.

NOTE As the Surveyor is only a visitor to the property no damage of any type can be inflicted. Hence foundations, covered floor surfaces, inaccessible and unexposed areas of the building are excluded from the Report. Similarly no service tests are undertaken but advice is offered if thought to be necessary.

As older cars require MOT inspections, and many people take regular medical check ups, so Buildings need to be given an examination from time to time to ensure that they are still in good working order. Most Conveyancers and Lawyers advise Purchasers to have a private survey and not to rely on the Mortgage Valuation inspection. Costs vary according to the type of survey undertaken; we will be happy to quote and confirm in writing.

It will probably be less than you expect, and less than one month's mortgage repayment of a standard mortgage.
